Hampton Jones was tasked with providing a detailed portfolio Condition Assessment and a Long Term Maintenance Plan for Queen Margaret College in Wellington, across their 13,000m² building portfolio and grounds to inform the College’s capital asset strategy and development plans.
We undertook an internal and external inspection of all the College’s buildings and grounds to ascertain their condition, remaining life, and cost for repairs and replacement. The survey included all fabric (internal and external); structure including seismic assessment; grounds/boundaries; all building/site services and data/IT. We also provided a complete photographic record of any defects noted to demonstrate their general condition, including photographs and videos of roofs and the grounds using a drone.
The final report requirements were very detailed with every material of every element within every room and external element inspected, measured and reported upon utilising the NAMS (National Asset Management Support) deterioration curve and condition ratings. We provided a report summarising each building/grounds and an Executive Summary for presentation to the Board of Trustee’s. The site inspections were completed within 6 days, and the report was successfully delivered within the agreed programme.
